It is estimated that more than 50% of homes are sold before the buyers even get out of their cars. Stand across the street from your home and review its curb appeal. Would you buy your house?

The market isn't the only factor that influences whether or not you get close to your asking price. First impressions can make or break a sale. Appearance and condition of your home play a major role. Here are some easy things you can do to make your home more appealing to buyers.

Outside:

  • Pressure wash your home.
  • Add flowers, inside and out, to add color and a welcoming touch.
  • Weed garden areas, keep lawn manicured and trim back shrubs.
  • Plant flowers.
  • Wash windows.
  • Sweep the front walkway.
  • Remove newspapers, bikes and toys.
  • Park extra cars away from the property.
  • Make sure roof and gutters are in good condition, meaning: no repairs needed.
  • Keep pet areas clean.

Inside:

  • Remove clutter from counters, dressers and tables and pack away.
  • Repaint… it can transform the look of a room.
  • Remove wallpaper that is old, worn or very bold.
  • Clean or replace old and/or broken hardware/handles.
  • Clean windows and window coverings throughout.
  • Keep plumbing and all appliances in working order.
  • Maintain sealants (window, tub, shower, sink, etc.).
  • Kitchen and bathrooms should shine.
  • Put dishes away, unless part of a formal setting.
  • Keep carpets vacuumed and hardwood floors clean.
  • Place fresh flowers in the main rooms.
  • Make beds and put away all clothes.
  • Open drapes and turn on lights for a brighter feel.
  • Straighten closets.
  • Put toys away.
  • Play soft music on the radio/stereo.
  • Keep pet areas clean and odor free.
  • Secure jewelry, cash, prescription medications and other valuables.

Dressing your house to sell…

Getting your home ready to show is not just about cleaning and de-cluttering. Once these have been accomplished, your home is ready to be “dressed.” The brighter, warmer, cozier and more loving you can make the rooms, the better chances of selling it, and selling it quickly. Pillows, spotlight items such as candles, plates, throws, etc., centerpieces and furniture are all items that can be used to create a warm and inviting atmosphere. Your real estate associate can work with you to make suggestions on how to increase the “hominess” of your home and accomplish your goal of “sold.”

These suggestions will help any buyer more easily envision their belongings in the home.

Make sure you leave your sales agent a number where you can be reached at all times. If buyers unaccompanied by an agent request to see your property, refer them to your real estate professional for an appointment. It is important to have the home readily available for appointments.
